Terms & Conditions

We will make every effort to ensure the accommodation is available as booked, however we reserve the right to make alterations to bookings due to unforeseen circumstances in this case a full refund will be given.

Deposits, Payments and Amendments. A deposit equal to one nights tariff is payable to confirm a booking. Full payment of the balance is due as per the date stated on your confirmation.  Should you wish to reduce your length of stay you will be charged the total cost of your original booking unless we are able to rebook the vacant days. Once the rental period has commenced there are no refunds for early termination

Standard Cancellation Conditions: Your deposit is refundable ( less a $80 administration fee) should you cancel your booking more than two weeks prior to arrival. If you cancel within two weeks of arrival your deposit will be forfeited. If you cancel within 48 hours of arrival date, you will be charged an additional cancellation fee equal to 50% of the total cost of your booking.

Peak Season and Public Holiday Conditions: After a full payment has been received, refunds for cancelled bookings will only be provided where we are able to rebook the vacant days less one night’s tariff which will be held as a cancellation fee.

It may be wise to consider travel insurance to cover you in case of any emergency of cancellation.

Occupancy Conditions: To maintain standards and privacy for all our guests we require compliance of the following conditions:

  1. The number of guests should not exceed the number confirmed on your booking all extra beds used will be charged at $25 per night
  2. The accommodation and facilities are provided for registered guests only. Parties, functions and any non paying visitors are prohibited without express permission of the accomodation manager. Use of facilities contrary may result in additional charges or your immediate departure being requested.
  3. Disturbance to other guests or neighbours including excessive noise is prohibited and may result in immediate termination of your booking.
  4. Theft and loss are your own responsibility during your stay.
  5. All damage and breakages must be reported prior to departure. Charges may apply for repair or replacement.
  6. Departure – The accommodation must be left in a similar state to its condition on arrival. Additional cleaning fees may be charged. Check out time is 10:00am at the latest unless otherwise agreed upon on arrival.
  7. Pets are not allowed in any accommodation without express permission from the manager. Additional cleaning fees may apply.
